Sewer Pipe Lining in North Jersey: The Fix That Doesn't Destroy Your Yard

A homeowner in Ridgewood called us last month after getting quoted $22,000 for a sewer line replacement. Roots had grown into the clay lateral running from her house to the street, and the outfit that gave her the quote wanted to dig a trench across her front lawn, through her walkway, and out to the curb. She'd just finished landscaping the yard the year before.
We ran a camera down the line. The pipe was compromised at three joints where roots had wedged in, but the clay itself was still holding its shape. She was a candidate for pipe lining. Total cost was less than half the excavation quote, and her yard stayed exactly the way she left it.
That's the story we tell homeowners more and more often, and it's the one most folks don't know is an option.
When Cutting Roots Isn't Enough
If tree roots have found your sewer line, they'll come back. Cutting them out with a mechanical cutter or blasting them with hydro jetting clears the line and buys you time, sometimes a lot of time. But the joint or crack that let the roots in the first place is still there. So are the roots on the other side of the pipe, still growing.
We see this most in older homes across Bergen County, where the sewer lateral running from the house to the street is clay pipe. Clay was standard through the 1960s in a lot of North Jersey neighborhoods, and clay pipe joints are typically only two to three feet apart. That's a lot of joints for roots to find.
If your line has been snaked or jetted more than once for the same root problem, you've already learned this the hard way. The question isn't whether the roots are coming back. It's what you want to do about it before the next backup.
What Pipe Lining Actually Is
Pipe lining, sometimes called cured-in-place pipe or CIPP, is a way to build a new pipe inside your old one without digging up the yard. Here's how it works in plain terms:
We start with a camera inspection to see the condition of the line and figure out if it's a good candidate
We clean the pipe thoroughly, usually with hydro jetting, so the liner has clean walls to bond against
We saturate a flexible fabric liner with a two-part resin
We insert the liner into your existing sewer line through an access point (usually a cleanout)
We inflate it against the walls of the old pipe and cure it with hot water, steam, or UV light
Once the resin cures, you have a new, seamless pipe inside the old one
The process is governed by ASTM F1216 and F1743 standards, and the National Association of Sewer Service Companies (NASSCO) has been publishing specifications on it for decades. The technology has been in use since the 1970s, so this isn't experimental. It's mature, standardized work.
Why It Saves Your Yard
Traditional sewer replacement means excavation. A backhoe, a trench that runs from the house to the street, and whatever's in the way (lawn, driveway, walkway, mature landscaping) has to come out.
Pipe lining needs access, but not a trench. Most residential jobs only need one or two small entry points, usually at existing cleanouts. If your cleanouts are accessible, the crew comes in, does the work through those points, and leaves. Your grass stays where it was. Your walkway stays intact. Your landscaping stays where you planted it.
For anyone who's just put money into a yard, has mature trees they don't want to disturb, or is looking at a driveway that would need to be broken up and repoured, that's the whole ball game. We've done pipe lining jobs where the homeowner watched the process from the porch and never saw dirt move.
How Long the Lining Actually Lasts
The NASSCO design specification for CIPP calls for a 50-year service life, based on long-term extrapolated performance testing to ASTM standards. The earliest CIPP installations from the 1970s are still in service today, which is real-world proof rather than a manufacturer projection.
In practical terms, a properly installed lining is a permanent fix for the pipe you're rehabilitating. The liner is seamless, so there are no joints for roots to grow back into. That's the key point: root intrusion isn't just paused, it's ended for that line.
When Pipe Lining Isn't the Right Call
Pipe lining works when the host pipe still has its shape. If your line is severely collapsed, offset to the point of major misalignment, or has multiple large voids where sections are missing, a liner can't bridge that damage. In those cases, we'd be looking at either pipe bursting (another trenchless method) or a partial excavation.
The other case where lining isn't the answer is if the line has multiple sharp bends that a liner can't navigate cleanly, or if the pipe diameter falls outside the residential range (usually two to eight inches for laterals).
The only way to know for sure is a camera inspection. That's step one on every job, and it tells us within about 20 minutes whether lining is on the table.
FAQ
How long does a pipe lining job take? Most residential lateral lining jobs are done in a single day. Longer or heavier-buildup lines may run two days.
Do I have to stop using water during the job? Water use has to pause during the curing process, which is usually a few hours depending on the curing method. We schedule the work so it's manageable, and we let you know exactly when.
Is pipe lining cheaper than excavation? Almost always, once you factor in yard restoration. The lining itself is competitive on cost. Add lawn repair, walkway replacement, or driveway patching to an excavation quote, and lining is often significantly less.
Does homeowners insurance cover pipe lining? Usually no. Damage from long-term wear or root intrusion isn't covered under standard policies. If the damage is from a sudden covered event, a sewer backup rider may help. Check with your carrier before making assumptions.
